Renaissance is one of Rialto's newest masterplan communities β gated Lennar neighborhoods like Tailwind and Aviator, new two-story floorplans, and fresh landscaping, all sitting just off the I-210 and I-15 freeways near the Renaissance Marketplace. When everything in a home is new, a hidden water leak is usually the last thing on a homeowner's mind. Yet new construction has its own leak profile: PEX manifold systems with dozens of fitting connections, irrigation zones installed over recently graded soil, and appliances connected during the final build phase.
Rialto Precision is a detection-only company. We locate hidden water, slab, gas, and sewer leaks using acoustic geophones, FLIR thermal imaging, helium tracer gas, and camera-equipped sewer sondes β then we document exactly what we found and hand you a clear written report. We do not perform repairs, repipes, or installations. That independence matters: our only job is to tell you precisely where the problem is, so you (or the contractor you choose) can fix the right thing the first time.
Newer Homes Leak Too β Just in Different Places
In a 2020s-built Renaissance home, you are unlikely to be dealing with corroded galvanized pipe. The failure points look different:
- Manifold and fitting connections. Modern PEX systems often run from a central manifold with individual lines to each fixture. That design is efficient, but every fitting is a potential weep point. A slow drip at a manifold connection inside a wall cavity can soak insulation and drywall for weeks before it shows.
- Irrigation zones over new grade. Fresh landscaping means freshly trenched irrigation lines, sometimes installed before the soil has fully settled. A cracked lateral or a leaking valve in a zone line can run hundreds of gallons into the ground β and show up first as a Rialto Water Services bill that suddenly doubles.
- Slab-adjacent plumbing. New homes in the Inland Empire are still built on concrete slabs, and supply lines still pass through or beneath them. Construction settlement in the first few years can stress rigid connections where PEX transitions to copper or brass at the slab penetration.
- Appliance and fixture connections. Refrigerator water lines, dishwasher supply lines, and washing machine boxes installed during the build phase are common sources of slow leaks behind cabinetry.
- Pool and spa plumbing. Renaissance offers community pool amenities, and many homeowners also consider private spas. Circulation lines, skimmers, and autofill assemblies are frequent hidden-leak sources that a standard visual check will not catch.
Because the finishes are new, the cost of opening a wall or slab on a guess is especially painful here. That is exactly the scenario non-invasive diagnostics were designed for.
How We Find Leaks Without Cutting Into New Finishes
Our diagnostic process is methodical and fully non-destructive. Depending on the symptoms, we combine several instruments:
- Acoustic geophones and ground microphones amplify the sound of pressurized water escaping a pipe β even through concrete slab or soil. This is our primary tool for slab leak detection and for tracing underground water line leaks between the meter and the house.
- FLIR thermal imaging maps heat anomalies through tile, drywall, and concrete. A hot-water line leaking under a slab shows up as a distinct thermal signature; we also use it for hidden in-wall leak tracing before any drywall is opened.
- Helium tracer gas finds micro-fissures that neither sound nor heat will reveal. We introduce a non-toxic tracer into an isolated line and use a sensitive sniffer to locate where it escapes β ideal for pinhole leaks in walls and slabs.
- Sewer cameras with digital sondes inspect drain and sewer laterals from the inside, marking the exact location and depth of root intrusions, bellies, or separations at the surface β the core of our sewer camera inspection service.
- Pressure and isolation testing confirms which line is actually losing water, so we never chase a symptom on the wrong system. For gas concerns, we use electronic combustible-gas sniffers and digital manometer decay testing as part of our gas leak testing.
For pool and spa leak detection, we add hydrostatic pressure testing of circulation lines and dye testing around skimmers and returns.
What a Detection Visit Gives You
Because we are detection-only, the deliverable is information β precise, documented, and actionable:
- A marked leak location β we physically mark where the breach is, within inches, before any opening is made.
- Written findings β which line failed, how we verified it, and what the readings showed.
- Photo documentation β thermal images, camera footage stills, and marked-location photos you can share with your builder's warranty team, your HOA, or your property inspector.
- A repair handoff, not a sales pitch β we explain the practical next-step options (spot access, reroute, or contractor repair) and refer you onward. We do not sell the repair ourselves, so the diagnosis stays impartial.
If your home is still within a builder warranty period, a documented third-party detection report is often exactly what warranty administrators ask for before authorizing coverage.
Renaissance-Specific Plumbing Notes
A few practical realities of this particular community are worth knowing:
- Gated access coordination. Renaissance neighborhoods are gated. When you book, let us know the gate procedure and we will coordinate arrival so the diagnostic window stays on schedule.
- HOA architectural awareness. Exterior work β even a small irrigation repair β can fall under HOA guidelines. Our documentation helps you show the HOA exactly what is needed and nothing more.
- Irrigation-first troubleshooting. In new landscaping, we always verify irrigation zones before suspecting the house plumbing. A zone valve stuck open can mimic a main-line leak on your water bill.
- Water provider and hardness. Homes here are served by Rialto Water Services. Its 2025 water quality report shows hardness roughly in the 130β220 mg/L range depending on source β moderately hard water that is worth knowing about for fixture longevity, though it is not the pipe-killer that very hard well water can be.
- Slab foundations. New two-story plans here are slab-on-grade. Warm spots on first-floor tile, the sound of running water with fixtures off, or a hot-water heater cycling constantly are the classic early warnings we investigate.
Signs Worth a Diagnostic Visit
Call for a detection visit if you notice any of these in your Renaissance home:
- A water bill that jumps with no change in usage
- Warm or hot spots on tile or flooring
- The sound of running water when everything is off
- Damp drywall, baseboards, or cabinet interiors
- A water meter that moves with all fixtures shut off
- Persistent musty odors in a bathroom, laundry, or garage
- A gas odor or hissing near the water heater or furnace β leave the area and call for emergency guidance immediately
Irrigation vs. House Plumbing: How We Tell Them Apart
More than half of the "mystery" high water bills we investigate in new communities turn out to be irrigation, not house plumbing. Before our instruments come out, we run a simple isolation sequence you should understand:
- Controller-off meter watch. We shut the irrigation controller completely off and watch the water meter for 15β30 minutes. If the meter stops, the loss is in the irrigation system. If it keeps moving, the house side is suspect.
- Zone-by-zone isolation. If irrigation is implicated, we isolate zones one at a time to find the leaking lateral or valve β no exploratory trenching through new sod.
- House-side pressure test. If the meter moves with irrigation off, we pressure-test the house supply in sections (hot vs. cold, manifold branches) to narrow the search before any acoustic work begins.
Rialto Water Services' AMI smart meters add another data point: the utility's upgraded meters can flag continuous high usage, and a high-use alert letter often arrives before any visible symptom. If you received one, bring it to the visit β the usage pattern helps us calibrate the investigation.
Renaissance Leak Detection FAQs
Can a brand-new home really have a slab leak?
Yes. New construction eliminates corrosion as a cause, but it introduces others: settlement stress at slab penetrations, a fitting that was never fully seated, or a line nicked during the build. We locate these with acoustic and thermal equipment without disturbing new flooring.
My water bill doubled β is it the house or the sprinklers?
In Renaissance's new landscaping, irrigation is the first suspect. Our process isolates the irrigation system from the house plumbing with pressure and meter testing, so we identify which system is actually losing water before any digging happens.
How do you handle gated-community access?
Tell us the gate code or guard procedure when you book, and we coordinate arrival accordingly. Our vans carry the full diagnostic suite, so one visit is usually enough β no return trips waiting on equipment.
Will the inspection damage my new walls or floors?
No. Every method we use β acoustic listening, thermal imaging, tracer gas, camera inspection β is non-destructive. We mark the exact leak location so that if an opening is eventually needed for repair, it is minimal and precisely placed.
Do you fix the leak after you find it?
No β we are a detection-only company by design. We locate the leak, document it thoroughly, and hand you a report you can take to your builder's warranty team, your HOA-approved contractor, or any plumber you choose. That keeps our diagnosis completely impartial.
